Four questions to ask before choosing a broker
- What is your full name and brokerage so I can check your licence?
- Which lenders will you compare for my situation, and which are outside your panel?
- Are there any broker or lender fees? Please show me the total costs in writing.
- Who will handle my file, and when should I expect the next update?
Plan your Lethbridge broker conversation
Use these prompts to prepare for the first conversation. They are a checklist, not an assessment of your eligibility.
- Buying your first home
- Write down your price range, available down payment and expected purchase date. Ask what still needs to be verified after a pre-approval, including the property itself. Use our affordability and closing-cost tools before the conversation.
- Renewing an existing mortgage
- Bring your renewal date, remaining balance and current lender’s written offer. Ask for a comparison using the same balance, remaining amortization and term so lower payments do not hide a longer repayment schedule.
- Refinancing or consolidating debt
- List the amount you need and each debt you want to repay. Ask for a written comparison of upfront costs, the new payment and total interest. A smaller payment alone does not establish a saving.
- A property outside the city
- Tell the professional the actual municipality and property type, rather than simply saying “Lethbridge.” Ask whether they handle that location and whether a remote appointment will work for you.

Do you have a mortgage brokerage office in Lethbridge?
We are an online referral service, not a local brokerage office or a ranked broker directory. We look for a professional who serves your property location. Ask the professional whether meetings are remote or in person.
Is the matching request free?
We do not charge consumers for an introduction. A receiving broker may pay us a marketing fee. Any later broker, lender or mortgage transaction fees are separate; ask for those costs before proceeding.
Can I ask about buying or refinancing instead of renewing?
Yes. Choose your actual goal in the form. A general broker request does not assume that you already own a home or are renewing.
Will this request affect my credit?
Our matching request does not run a credit check. Any later mortgage application and credit authorization are handled separately by the professional.
